Frequently asked questions.
How often does a commercial property need an EICR?
For most commercial properties, an EICR is recommended every five years, or earlier if there is a change of occupancy or significant alteration. Higher risk environments such as industrial sites, swimming pools or properties with frequent use may need testing every one to three years. Avero can recommend the right frequency based on your property type and usage.
What is included in an EICR?
An EICR is a periodic inspection and test of the fixed electrical installation. The engineer checks the consumer unit, wiring, sockets, switches, lighting circuits and earthing arrangements. They classify any issues as C1 (immediate danger), C2 (potentially dangerous) or C3 (improvement recommended). You receive a formal certificate plus a written report of any defects.
Are remedial works covered in the EICR price?
No, the EICR itself is just the inspection and report. Any C1 or C2 issues need to be addressed by qualified electricians. With Avero, remedial works are quoted from site through Avero FM Works and dispatched to an Avero FM Approved contractor as soon as you approve. Everything is logged against the property.
Do you work to NICEIC or NAPIT standards?
Yes. Our Avero FM Approved electrical contractors are NICEIC or NAPIT registered, working to the 18th Edition Wiring Regulations (BS 7671) and Building Regulations Part P. All certificates are issued through registered competent person schemes.
