Do I legally need a CP12 for my commercial property?
If you let a commercial property containing gas appliances, fittings or flues, you have a legal duty under the Gas Safety (Installation and Use) Regulations to ensure annual safety checks are carried out by a Gas Safe registered engineer and a CP12 certificate is issued. Avero coordinates the inspection, stores the certificate against the property in Avero FM Works, and reminds you when renewal is due.
What is the difference between CP12 and CP42?
CP12 is the general commercial gas safety certificate covering gas pipework, appliances and flues. CP42 is specific to commercial catering gas (kitchens, restaurants, schools, hotels) and covers ventilation, gas interlocks and catering-specific appliances. If your property has a commercial kitchen, you typically need both.
How quickly can a Gas Safe engineer attend an emergency?
Gas leaks and loss of supply are treated as urgent. Our Gas Safe registered Avero FM Approved contractors are dispatched immediately on logging, with isolation guidance provided by phone in the meantime if needed. Most UK locations have attendance within 2 to 4 hours.
Do you cover commercial boiler servicing and replacement?
Yes. From annual servicing on wall hung commercial units to plant room replacements and multi-MW system overhauls, our Gas Safe network covers servicing, repair, replacement and decommissioning. Each job is logged, certified and stored against the asset in Avero FM Works.
Are catering gas interlocks part of CP42?
Yes. CP42 requires that gas catering appliances cut off automatically if ventilation fails, via a gas interlock system. We test and certify these as part of the CP42 inspection, and can install or repair interlocks where they are missing or non-compliant.
