Multi-trade refurbishments
CAT A, CAT B and full fit-outs orchestrated end to end. Electrical, mechanical, fabric, decorations and life safety sequenced by the Avero team and delivered through the Avero FM Approved network.
Principal Contractor under CDM 2015
Avero takes on the Principal Contractor role on notifiable projects. F10 to HSE, Construction Phase Plan, site induction, daily briefings, RAMS gatekeeping and the Project Health and Safety File at handover.
Dilapidations and lease-end works
Schedule of dilapidations responded to, costed and delivered against tight handover deadlines. Photos and certificates captured against the property in Avero FM Works for the landlord pack.
Plant replacement and upgrades
Boiler, ASHP, AHU, cooling tower, lift, fire panel and BMS refresh projects. Designed, specified, isolated and switched over with minimal disruption to occupied space.
Compliance remediation programmes
EICR C1 / C2 remediations, fire risk assessment actions, LOLER findings, asbestos removal coordination. Phased across an estate to keep buildings open and tenants in place.
Tenant fit-outs and move management
New tenant fit-outs from cat A handover through to occupancy. Sequenced with landlord works, lift bookings, building access and out-of-hours windows so the tenant moves in on day one.
Pre-acquisition and condition surveys
Walk-throughs, photo-documented condition reports, lifecycle costings and capital plans, written up against the asset register so future work has a baseline.
Roof, fabric and facade works
Roof refurb, cladding repair, decorations, planned redecoration cycles. Scaffold, access plant and out-of-hours scheduling all managed in-house.

Frequently asked questions.
How is Project Management different from your reactive and PPM services?
Reactive and PPM are dispatched to Avero FM Approved contractors and run themselves through Avero FM Works. Project Management is led by the Avero team in person. We take on the Principal Contractor role under CDM where the project is notifiable, sequence multiple trades together, hold the safety file and act as the single point of accountability to the client and (where appointed) the Principal Designer.
When does CDM 2015 apply to my project?
CDM 2015 applies to almost every construction project, however small. The duties on you as Client are lighter on minor jobs and heavier on notifiable projects. A project is notifiable to HSE on form F10 if the construction work is expected to last longer than 30 days with more than 20 workers on site at any one time, or to exceed 500 person-days in total. Where Avero is appointed as Principal Contractor we make the F10 notification and run the Construction Phase Plan.
Do you self-deliver or do you sub-contract every trade?
The Avero team self-delivers the planning, sequencing, site management, safety leadership and client reporting. Trades are delivered by Avero FM Approved contractors we have vetted and onboarded. That model lets us scale across the UK without losing control of who is on site, while keeping every trade under one accountable Principal Contractor on the project.
How do you keep the project visible to me as Client?
Every project gets its own workspace in Avero FM Works. You see the programme, the live status of each work package, the RAMS pack, the certificates as they are uploaded, the photos, the running cost and any change requests. Weekly written report, fortnightly progress meeting, and we are reachable at ops@avero.fm any time in between.
Can you take over a project that has stalled or been mismanaged?
Yes. We pick up dropped or contested projects regularly. The first step is a walk-through, a documented condition snapshot, and a recovery plan with the remaining works costed and sequenced. Where the original contractor walked off, we work with the client and the Principal Designer to get back on programme without dragging it through dispute.
Do you carry the right insurance for Principal Contractor work?
Yes. Avero FM holds Public Liability cover at the level our Insurance Requirements set out for higher-risk work (currently £10 million), Employer's Liability at £10 million, and Professional Indemnity to cover design and specification work. We can name a Client as joint insured on a project where required, and we expect the same cover levels from any contractor we dispatch onto a Principal Contractor job.
How is project cost controlled and reported?
Each work package is priced upfront and tracked against actuals as the job runs. Variations are quoted and approved through Avero FM Works (one-tap approve, full audit trail) before work proceeds. You see the running total and forecast at any time, with a final reconciliation at handover.
